The Developer must be able to “go hard” on an asset prior to Cogress launching the investment to its Investors. Upon agreeing to the Term Sheet, Cogress undertakes a quick but thorough due diligence. Cogress requires a minimum of 30-45 days after committing to a deal to provide the capital and go to closing.

Cogress funds all types of real estate including residential, commercial and mixed use properties. Residential development including renovations, rehab, and ground up. Commercial property includes self-storage facilities and retail/strip centers; both ground up and rehab properties.
